Yard Grading & Drainage in Western Loudoun County, VA
Standing water, soggy lawns and runoff flowing toward your foundation are almost always grading problems. Apex Landscaping regrades yards so water moves where it should — away from your house and off your lawn.
Signs your yard needs grading or drainage work
- Water pools near your foundation or in the same low spots after every storm
- A damp basement or crawl space after heavy rain
- Parts of the lawn stay soggy for days
- Mulch, soil or gravel washes away during storms
- Backfill around a newer home has settled and now slopes toward the house
Why drainage is a problem in Loudoun
Much of Loudoun County sits on heavy clay soil that absorbs water slowly. When a yard is flat or slopes the wrong way, rainwater has nowhere to go, so it sits on the surface or runs toward the house. Building codes generally call for the ground to fall at least 6 inches within the first 10 feet away from a foundation. Many yards, especially where backfill has settled over time, no longer meet that.
What our grading and drainage service includes
- Site walk and assessment – we look at where water comes from, where it's going and where it needs to go
- Regrading – reshaping the soil so the ground slopes away from the house
- Fixing low spots – filling and leveling areas where water collects
- Swales – shallow, grassed channels that carry runoff around the house or driveway
- Redirecting downspouts so roof water is carried away from the foundation
- Topsoil and seed or sod to finish the job so the new grade holds
If your problem needs more than grading, we'll tell you up front.
Grading & drainage FAQ
How do I know if grading will fix my water problem?
If water collects on the surface or flows toward your house, grading is usually the first and most effective fix. We'll walk the property and explain what we see.
Will my lawn be torn up?
The areas we regrade will be disturbed, but we finish with topsoil and seed or sod so the yard recovers.
Can you grade before new sod, a patio or a play area?
Yes. Getting the grade right first is the best way to make new landscaping last.
